Declaration

Condominium Declaration (condominium documents) is the foundational legal document that creates a condo, defining unit boundaries, common areas, and ownership percentages, while also establishing the rules, rights, and responsibilities for owners and the association, acting as the condo's governing charter, filed publicly to provide clear legal structure for the community's operation and maintenance. 

By-Laws

Condominium bylaws are the legally binding internal rules and operating manual for a condo association, defining how the community is run, from board elections and meeting procedures to owner responsibilities, budget management, maintenance duties, and specific living policies (like pets or leasing). They provide the "how-to" for governing the association, complementing the Declaration that describes the property, ensuring smooth day-to-day management and decision-making for owners and the board, and must comply with state/federal laws. 

Rules & Regulations

Condominium rules and regulations are the specific guidelines, adopted by the Homeowners Association (HOA) or Condo Board, that govern residents' use of their private units and shared common areas (like halls, pools, gyms) to ensure harmonious living, protect property values, and maintain the community's operation, acting as operational supplements to the main governing documents like the Declaration and Bylaws. They cover daily life details, such as noise, pets, parking, and architectural changes, ensuring consistency beyond the foundational legal framework.
